What do these mean?

BRRRR means Buy, Rehab, Rent, Refinance, Repeat. Example: $200,000 all-in, home worth $260,000, bank lends 75% = $195,000. You have $5,000 left in the deal.

Your results, explained

Cash left in deal
Cash still stuck in the deal after the refinance pays you back. Lower is better.
Monthly cash flow after refi
Money left each month after the new loan and costs.
Refinance loan
ARV × LTV: the new loan amount.
Cash-on-cash after refi

How it works

The BRRRR method aims to recycle your capital: buy below value, add value, then refinance to pull most of your cash back out.

The formula

All-in = purchase + rehab + closing + holding
Refi loan = ARV × LTV
Cash left = all-in − refi loan (negative = cash pulled out)

FAQ

What if cash left is negative?

You pulled out more than you put in; cash-on-cash return is effectively infinite.
