How we make money

Short version: we sell templates, and we may earn a commission if you sign up with a partner we recommend. That money never changes our calculators, our state rules or what we recommend.
1. Template sales
Our main income is selling downloadable templates, like the Lease Agreement Kit. The price is shown before you pay, and payments are handled by Square.
2. Partner commissions
Some pages may recommend services landlords use, such as tenant screening, landlord insurance, rent collection, bookkeeping or legal forms. If you click our link and sign up or buy, the company may pay us a commission. It costs you nothing extra.
Whenever a link earns us money, we label it “Paid link” right next to it, so you never have to come back to this page to find out.
What partner money never changes
- Calculators: the formulas and results are the same no matter who pays us.
- State rules and laws: they come from official sources only.
- No paid rankings: no company can pay to be listed, ranked higher or reviewed more kindly.
We only recommend services we believe are a good fit for small landlords, and we will tell you about downsides too.
Beginner tip: a “commission” or “affiliate” link just means the company pays the site that sent you. It's common and legal, but you deserve to know about it. Always compare a couple of options before you sign up for anything.
