Back up or move your properties
Your list lives only in this browser. Download a backup file to keep it safe or to move it to another device, then use Import there.
JSON is the full backup. CSV opens in Excel or Google Sheets. Importing adds the file's properties and updates any with the same ID; it never deletes others.
What do these numbers mean?
- Cash flow
- Rent after vacancy, minus expenses, management, mortgage and mortgage insurance. Positive means the rental pays you each month.
- Cap rate
- Yearly rent after vacancy, minus expenses and management, before the mortgage, divided by the price. It compares deals as if bought with cash.
- Cash-on-cash
- Yearly cash flow divided by the cash you put in (down payment, closing costs and any upfront fee paid in cash). It shows “—” when you put in $0, because a return on $0 can't be measured.
- DSCR
- Monthly rent divided by the monthly mortgage payment (including mortgage insurance). 1.0 means rent just covers it; higher is safer. Each lender sets its own minimum, so ask yours.
