How the range is worked out

We take nearby rentals like yours, turn each into rent per square foot, apply that to your square footage, and show the middle half (25th to 75th percentile) as the suggested range. The HUD number is the 40th-percentile rent recent movers paid in your area (FY2027, effective Oct 1, 2026). It's a floor check, not a price.

Questions

Is the rent comps tool free?

Yes. Anyone can see the HUD fair market rent for their area and bedroom count free, with no account. Live nearby rental comps are part of Pro and Pro Host, and free accounts get one live lookup a month once live comps are switched on.

What is HUD fair market rent?

HUD's estimate of the 40th-percentile rent recent movers paid for a standard unit in your county or metro area. We use the FY2027 figures that took effect October 1, 2026. It is a floor check, not a price recommendation.

How is the suggested rent range worked out?

We convert nearby comparable rentals to rent per square foot, apply that to your square footage, and show the middle half (25th to 75th percentile) as the range.

Is this an appraisal?

No. It is an estimate for general information. Listing rents are asking rents and can be out of date, and local rent rules may limit increases.
