How the rates are worked out
Each night = your weeknight rate × the month's season factor × a Friday/Saturday bump × any holiday bump, rounded to $5. With no booking history, season factors start from a typical curve for your market type, blended with the national monthly price pattern for lodging. Beach rentals in Florida, Hawaii and Arizona use a winter-peak curve. With history, we compare what guests paid by month and by weekend vs weeknight, and lean on your numbers more the more booked nights you have.
